What Is a Boundary Survey?

Boundary Surveys are used to define the boundaries of a property or piece of land but are more involved than simply measuring the land. A boundary survey establishes the perimeter of a property as it relates to the legal description or recorded deed. GMS would conduct extensive research into public records, title certificates, deeds, easements, and subdivision maps to accurately determine the project’s boundary lines and the neighboring property lines. We will take measurements in the field and cross-reference records to ensure accuracy and to determine if there are any discrepancies. Understanding exactly where your land’s property boundary is located, will prevent potential future issues that may arise.

Why Do I Need a Boundary Survey?

You would use a boundary survey for several reasons:

1- Before selling, refinancing, or purchasing a property

2- Before subdividing into smaller tracts or consolidating into larger tracts

3- To resolve a property line dispute or encroachment

4- Before constructing new additions, utilities, fences, or major landscaping

Boundary surveys are commissioned when purchasing, selling, or developing land. GMS is able to provide the standard surveys requested by title companies, and realtors / lenders. These establish the boundary and show all permanent improvements in relation to the property lines, easements, and known setbacks. Once all the necessary information is gathered and analyzed, we provide all necessary documents detailing the boundary.

In Texas, only those Registered Professional Land Surveyors (RPLS) licensed by the Texas Board of Professional Engineers and Land Surveyors are authorized to perform land surveys.
